Luxury properties to make Saudi Arabia debut on Red Sea coast
Kerzner International is set to bring its luxury Atlantis and One&Only hospitality brands to Saudi Arabia for the first time, with plans to debut both resorts on Jeddah’s Red Sea waterfront.
Coming hot on the heels of Kerzner’s signing of Atlantis The Royal in the Maldives, this latest move highlights the group’s ambitious strategy for global expansion in key markets.
The Atlantis and One&Only resorts will form part of the ambitious Jeddah Central Project, delivered in partnership with Midad Real Estate, a destination set to transform the city’s historic corniche into a world-class hub for culture, leisure and lifestyle.
Atlantis Jeddah will feature 800 rooms and suites, as well as branded residences, complemented by 20 diverse dining concepts, including celebrity chef restaurants, lounges and nightlife venues.

Atlantis Dubai to launch The Lost World Aquarium
Signature attractions will include an Aquaventure waterpark and the Lost Chambers Aquarium, providing indoor-outdoor marine experiences tailored for Jeddah’s year-round climate. Guests can also expect a luxury spa, upscale retail offerings and distinctive spaces for events and gatherings.
One&Only Jeddah will be a secluded coastal resort featuring rooms, suites, villas and a collection of residences. Designed to reflect the spirit of Jeddah’s storied corniche and beachfront, the resort will feature seven speciality restaurants, a Club One with padel and pickleball courts and immersive wellness and cultural offerings. There will also be dedicated event facilities.
