Second Dubai property located a five-minute drive from City Walk
This October, Mandarin Oriental is set to open its second Dubai location, Mandarin Oriental Downtown, Dubai in Al Wasl Tower, 15 minutes’ drive from Dubai International Airport (DXB) and five minutes from City Walk.
Housed in the 303-metre high tower, it will feature 259 rooms and suites, 224 exclusive residences and a rooftop helipad, with views of the Arabian Gulf and the Dubai skyline.
Framed by the region’s tallest ceramic façade, the tower’s sustainable design includes innovative fins that optimise airflow for natural cooling while integrating advanced energy-efficient technologies.
Room options include the Super Sea View Room, Deluxe Downtown View Room, Mandarin Sea View Room and Club Mandarin Room. Premium accommodations span the Mandarin Oriental Signature Suite, the Presidential Suite and the Royal Penthouse, which features an in-suite theatre and a Japanese marble bathtub.

The Spa at Mandarin Oriental Downtown, Dubai will cover two levels and offer ancient healing practices blended with modern wellness technologies and treatments. Services will focus on nourishment, in-room wellness, beauty and "intelligent movement".
Gastronomes can look forward to 10 concepts including bars, nightlife spots and restaurants serving international cuisines such as French, Chinese, Greek and Italian.
Mandarin Oriental Downtown, Dubai will also bring the city’s first Mandarin Oriental-branded residences available for lease. Units will function as private homes offering the hotel’s service and facilities.
In the UAE, the group also operates Mandarin Oriental Jumeira and Emirates Palace Mandarin Oriental in Abu Dhabi, as well as Mandarin Oriental Residences on Saadiyat Island.
