Clifftop Muscat property to feature themed suites and a waterpark
Dar Global has unveiled plans for a Nickelodeon-themed hotel at AIDA Oman, bringing a globally recognised family entertainment brand to Muscat’s emerging clifftop community in the Yiti area. The project forms part of the wider AIDA development, a 3.5 million-square-metre gated golf and lifestyle destination overlooking the Gulf of Oman.
Set 130 metres above sea level, the all-inclusive resort will comprise 120 keys, positioned to take in views of the coastline and surrounding valleys on the outskirts of the Omani capital. Accommodation will span one- to three-bedroom configurations, with furnished, themed suites and family-first room categories designed with bold, playful interiors.
In line with other Nickelodeon Hotels & Resorts properties, the Muscat hotel is expected to tap into the brand’s character-led appeal with colourful spaces and cartoon-inspired details. Rooms and suites are anticipated to reference hit franchises such as Paw Patrol, SpongeBob SquarePants and Teenage Mutant Ninja Turtles, echoing the approach taken at the 238-key Nickelodeon Hotels & Resorts property at The Land of Legends in Antalya, Türkiye, opened in March 2025.

Leisure facilities at the Muscat resort will centre on Aqua Nick, a dedicated waterpark featuring slides, splash zones and family-friendly pools, complemented by a line-up of themed restaurants and casual dining venues. Younger guests will also have access to Club Nick, a kids-only clubhouse concept offering spaces such as a PlayStation room and screening room, alongside a programme of game shows, slime experiences and character meet-and-greets.
Marie Marks, Senior Vice President, Global Experiences, Paramount, said the property was set to become an “unforgettable travel destination in our award-winning portfolio”, adding that the resort will blend “world-class entertainment with forward-thinking accommodation options for families and Nickelodeon enthusiasts alike”.
The broader AIDA development, a joint venture with Omran Group, combines luxury golf, residential and hospitality components, including a Trump-branded hotel, leisure and retail outlets, wellness facilities and outdoor recreation such as landscaped parks and walking trails. The first phase of the project is scheduled for completion by 2027.
The launch supports Oman’s National Tourism Strategy 2040, which targets more than 11 million visitors annually and a 10% tourism contribution to GDP by 2040. Oman’s hospitality sector is gearing up for significant growth, with 35 hotels and resorts set to open by 2030, expanding the current inventory by more than 25% by the end of the decade, according to Cavendish Maxwell’s latest report.
Nickelodeon Hotels & Resorts continues to build its global footprint, with operational properties in Punta Cana in the Dominican Republic, Riviera Maya in Mexico and Antalya in Türkiye, and further openings planned in markets including Orlando, Florida and Garden Grove, near Anaheim in California. A Nickelodeon Land of Legends theme and waterpark is also under development in Qatar, with an opening currently targeted before the end of the decade.
