Gudauri development expands group’s Caucasus footprint
Rotana Hotels has announced its first ski resort with Gudauri Ski Resort in Georgia, marking the hospitality group’s entry into the mountain resort segment.
Located in Gudauri, one of the Caucasus region’s leading ski destinations, the development will comprise two properties with approximately 400 keys and direct ski-in, ski-out access to the Gudauri lift network. The resort is being developed by Georgian real estate developer Pontus and will be managed by Rotana.
Situated around 120km from Tbilisi International Airport (TBS), the resort is designed as a year-round destination, with facilities including meeting spaces, spas, health clubs and indoor and outdoor pools. Multiple dining venues and family entertainment programming will also be available.
The architectural concept has been created by Italian design studio NOA and draws inspiration from the Mandili, a traditional Georgian headscarf, incorporating elements of local culture and landscape into the design.

The project becomes Rotana’s second property in Georgia following Pontus Rotana Resort & Spa, Gonio on the Black Sea coast, which is scheduled to open in 2027.
According to the National Statistics Office of Georgia, the country welcomed more than seven million international visitors in 2025, with growing demand from the GCC, Europe and neighbouring markets helping to drive investment in tourism infrastructure and hospitality projects.
The announcement follows Rotana’s recent expansion plans in the UAE, including Rotana Ras Al Khaimah – The Mangroves, a 258-key waterfront property featuring one of the emirate’s largest ballrooms, 10 meeting rooms, waterfront event spaces and wedding facilities.
Elsewhere in the region, Rotana is preparing to expand on Abu Dhabi’s Saadiyat Island with Bloom Arjaan by Rotana. The 217-key hotel will feature an infinity pool, all-day dining venue Distrikt Social and serviced apartment-style accommodation.
The hospitality brand currently operates more than 116 properties across the Middle East, Africa, Eastern Europe and Türkiye under brands including Rotana Hotels & Resorts, Centro Hotels, Rayhaan Hotels & Resorts, Arjaan Hotel Apartments, Edge by Rotana and The Residences by Rotana.
