Ultra-luxury alpine retreat in Gstaad includes 19 bedrooms, an F1 simulator and a wellness wing
The world’s largest private chalet is coming to the Swiss Alps. Chalet Oberbort will offer private groups an ultra-luxury residence for year-round stays in one of Switzerland’s most prestigious alpine destinations.
Located in Oberbort, the elevated residential district directly above Gstaad village, the property sits within an enclave known for its large private accommodations, landmark hotels and far-reaching views over the Bernese Alps. Oberbort is regarded as one of Gstaad’s most sought-after addresses, favoured by those who prioritise privacy while remaining close to the village and its Michelin-starred restaurants and luxury boutiques.
Part of Unica Capital’s portfolio of ultra-luxury estates, helmed by Swiss entrepreneur Byron Baciocchi, the chalet is being designed with the privacy and comfort of a home but with facilities more usually associated with a private resort.

The 7,000-square-metre estate is arranged across three interconnected chalets and will offer direct ski-in/skit-out access and 19 bedrooms, including 11 en-suite bedrooms with walk-in wardrobes and mountain views.
A dedicated entertainment wing will feature a private cinema, Formula 1 simulator, dance floor, bowling alley, wine cellar, cigar lounge and ski room, while a 1,500-square-metre wellness retreat will incorporate a fitness centre and spa. Guests can unwind in dual thermal pools with views of the snow-covered peaks, as well as benefit from snow showers, a hammam, alpine sauna, cold plunge and a series of treatment suites.
Further spaces will include a library, tasting room and curated art displays integrated throughout the chalet.
The property’s design will emphasise an indoor-outdoor flow, with landscaped terraces, organic gardens and interiors that blend aged timber, locally quarried stone and tactile textiles, alongside a calm, nature-led colour palette.
Scheduled for completion in December 2028, Chalet Oberbort will be available on a limited basis in both the summer and winter seasons.
Commenting on the new-build, Baciocchi said: “With Chalet Oberbort, we set out to create more than a residence – we wanted to evoke a sense of quiet majesty. It’s a space where architectural form, emotional atmosphere and material integrity come together. It reflects our belief that true luxury is how a space makes you feel – not just what it contains.”
