Armani Hotel Dubai joins properties scheduling renovations as occupancy rates remain low
Armani Hotel Dubai has closed for refurbishment this month. Renovations will take place from April 2026 until the end of the year with online bookings open from 4 January 2027. The planned works involve a full-scale upgrade spanning design and guest experience.
Located within Burj Khalifa in Downtown Dubai, the 160-key Armani Hotel Dubai opened in 2010 as the Armani brand’s first hotel. It joins multiple Dubai hotels closing for renovation in 2026.
Following the outbreak of the Iran war on 28 February, travel disruption linked to the regional conflict has impacted hotel occupancy rates across the Middle East. According to Smith Travel Research (STR), Dubai hotel occupancy rates dropped from above 70% in February 2026 to as low as 21% by the final weeks of March 2026.
Flight activity across the Gulf is gradually recovering, with airlines operating at more than 50% of pre-conflict schedules, but Dubai hotels continue to see lower international arrivals, with some operators having to adjust staffing levels in response to softer demand.
Jumeirah’s flagship hotel was among the first to announce a closure, with the property shut for 18 months from April 2026 for a major restoration programme. Led by architect Tristan Auer, the programme marks the first total closure in the hotel’s 25-year history and will focus on a refresh of all duplex suites, public areas and back-of-house facilities. Opened in 1999, the all-suite hotel is built on an artificial island off Jumeirah Beach and features 202 duplex suites, a helipad and signature dining venues including Al Muntaha and Al Mahara. The restoration was planned more than a year prior to the conflict.
From May 2026, Park Hyatt Dubai will temporarily close as it enters the final phase of a long-term renovation programme. The hotel is located within Dubai Creek Resort and offers 223 rooms and suites, alongside a marina, golf course access and multiple dining venues, including Noépe, Brasserie du Park and The Thai Kitchen. Further details of the renovation will be revealed at an event to be held at The Lagoon Beach Club at Park Hyatt Dubai on 22 April.

JW Marriott Marquis Hotel Dubai has begun a phased refurbishment programme in April 2026, with the hotel remaining operational throughout the works. Located in Business Bay, the property is one of the world’s largest five-star hotels, with 1,608 rooms and suites across two towers. Under the programme, one tower will continue to receive guests while upgrades are carried out in the other, including a redesign of all guest rooms and suites alongside updates to executive lounges and dining venues such as Prime68, Vault and Kitchen6.
St Regis Dubai The Palm has taken its room inventory offline for refurbishment, with booking platforms indicating closure from 12 April to 31 August 2026, subject to change. Located within The Palm Tower on Palm Jumeirah, the hotel is positioned as part of a wider mixed-use development. Marriott has described the works as a refurbishment programme beginning in mid-April, while dining venues at the property continue to operate, including all those within St Regis Gardens such as Trèsind Studio, Chez Wam and Signor Sassi.
Anantara World Islands Dubai Resort permanently closed on 10 April 2026, operator Minor Hotels confirmed. Located on The Worlds Island archipelago off the coast of Dubai, the hotel first opened in 2021 and featured private beaches and multiple villas. A spokesperson for the hotel owner said that the closure was not attributed to one single factor.
