Downtown debut marks start of a global wellness destination rollout
UAE-based developer Arada has unveiled Inaura, a new urban hospitality brand centred on fitness and kinetic wellbeing, with its first development set to launch in Downtown Dubai. The AED1.7 billion project will feature a 101-key luxury hotel, 114 branded residences, a multi-level fitness centre, medical clinic and spa offering cryotherapy treatments.
Guided by the philosophy of kinetic wellness, Inaura aims to integrate movement, balance and wellbeing into daily life. The Dubai property will mark the brand’s global debut, with plans to expand the concept to key international destinations.
Located on the edge of Downtown Dubai with panoramic views of Burj Khalifa, the 42-storey, 200-metre-tall tower will include a striking central orb structure housing a social and dining hub with 360-degree views across Burj Khalifa, Business Bay and Dubai Mall.
Inaura Hotel will span the lower 10 floors, offering a contemporary stay designed for guests who see wellness as a way of life. It will combine modern accommodations with direct access to shared facilities focused on movement, recovery and connection.
Key amenities include a 3,000-square-metre Formative fitness centre with studios for yoga, boxing, Pilates and dance, as well as a full-service medical clinic and a spa specialising in hydrotherapy, cryotherapy and immersive sound and bath treatments.
Dining venues will span podium-level restaurants and a signature Sky Lounge within the orb structure. The development will also feature co-working spaces, meeting rooms, a cinema, library and children’s play area. Strategically located near Business Bay, DIFC and Dubai Mall, the hotel offers seamless connectivity to Dubai’s major business and leisure hubs.

Commenting on the project launch, HRH Prince Khaled bin Alwaleed bin Talal Al Saud, Executive Vice Chairman of Arada, said: “Wellbeing today is defined by energy, movement and how we live day to day. Inaura brings this to life by creating places where physical vitality and urban experience meet.”

Building on its wellness-focused portfolio, Arada announced in 2025 the launch of Akala – the “world’s first precision wellness destination” – set to open in Downtown Dubai in 2029. Meanwhile, the developer’s new midscale, community-focused hospitality brand, Nest, debuted its first property in the UAE with the opening of Nest Sharjah, featuring 395 rooms and suites, lounges, co-working spaces, an all-day dining restaurant, café and a swimming pool.
