Saudi Arabia leads way with Miraval and Grand Hyatt highlights at The Red Sea
Hyatt’s global pipeline expanded 8% year-on-year in the second quarter of 2025 to 140,000 rooms, driven by a wave of new developments led by the Middle East.
Alongside a fresh resort pipeline in Saudi Arabia — Miraval The Red Sea, Grand Hyatt The Red Sea, and Hyatt Place AlUla — the group is also planning a waterpark addition at Grand Hyatt Dubai.
During the quarter, Hyatt opened 8,920 rooms worldwide and reported a 1.6% increase in revenue per available room (RevPAR).
The Middle East contributed significantly to this momentum, with premium and lifestyle brands positioned to capture rising regional demand.

Later this year, Shura Island will host the debut of the Miraval brand outside the United States, introducing its signature wellness-focused experience to Saudi Arabia.
An adults-only luxury retreat, it will offer 180 villas, but its star attraction will be the Life in Balance Spa, set to be the Red Sea’s largest with 39 treatment rooms, a mangrove boardwalk, walking trails and wellness programmes with a focus on Middle East traditions and ingredients.
In 2026, Grand Hyatt The Red Sea will follow, becoming the largest of the 11 resorts planned on Shura Island, with 430 keys. Designed by Foster + Partners, it features a rainbow-hued "coral bloom" design that resembles the bloom of coral in the sea from above.
Hyatt Place AlUla will further extend the kingdom’s offerings, enriching the visitor experience at the Unesco World Heritage site, which recorded 9% year-on-year tourism growth after launching its first global marketing campaign.
Hyatt says the Middle East and Africa is critical to its long-term expansion strategy, driven by rising demand for luxury, lifestyle and wellness travel experiences.
Over the past decade, the company has tripled its footprint in the region, including the recent debut of the Andaz brand in Qatar capital Doha.
Looking ahead, Hyatt aims to triple its room count in Saudi Arabia by 2030, aligning with the kingdom’s aim to attract 150 million visitors annually by that date.
